The Problems
This apartment was vacant for 8 weeks at a cost of over $3500 in lost rent. The agent was using substandard images & was not readily available for viewing. Unbeknownst to the Landlord the apartment was also left very unclean from the agent’s last tenant and presented very poorly upon inspection. Being a furnished aprtrmtnet, the agent did not recommend the concept of advertising furnished or unfinished so the unit would then be exposed to 100% of the etheavaiable tenant pool.
The Solutions
As the new listing agent, we had the unit cleaned within 36 hours of getting the keys. We amplified the apartment attraction to prospective tenants by promoting the location, and privacy of the unit (no one actually was looking into this unit, that was a key selling feature, a lot of the units in competition to this have balconies that back onto each other, this does not) & the resort tyle facilities via cinematic aerial videography & agent video. We offered the unit furniture or unfurnished.
