This property although in a sensational location it is an older home & we needed to achieve a return that was what one would expect from a modern home. Prior to the owner buying the home, the tenant was paying $775 per week. The home was sold with no changes to it and the new landlord asked me to appraise the home I said I would achieve $1000 per week.
The Solutions
The location sold itself, but to achieve a record rent for this pocket of real estate we needed to create a sense of urgency around the lack of supply of a property like this in order to achieve the price that was expected. We did this by building momentum around the scarcity of a home of this size & location being available & how unlikely a home like this in this pocket is to come up for rent and with such a large demand from Sydney tenants looking to relocate we were able to achieve the result with a local tenant relocating from Carindale to the Bayside at $1000 per week.

We achieved a 29% per annum increase in rent or $11,700 per year using our 10 Part Attraction Blue Print, leveraging virtual 3d furniture to create an emotional attachment to the home and to showcase how the empty rooms could be styled, drone images & location shots to which achieved the securing of a local professional family who looks after the home like it is their own.
